Start with the property and your goal

To discuss an appointment, call (855) 312-9472 or email [email protected]. Share the property address or town and county, whether you are buying, selling, or already own the home, and what you want the inspection to help you understand. If a contract or other milestone sets your timing, mention the date. You can also use our existing online scheduler to choose services and an appointment, or call if the times you need are not shown.

Let us know if you are considering a pre-purchase or pre-listing inspection, a partial inspection for a particular concern, a one-year builder walk-through, a five- or ten-year maintenance inspection, or an additional service such as radon testing, thermal imaging, or indoor air sampling. A partial inspection covers at least two systems. See inspection services for more information. If you are unsure which option fits, describe the question you have and ask before arranging a visit.

Share details that help plan the visit

Helpful information includes the home type, approximate age if known, whether it is occupied, and the areas or systems you want us to know about. Mention access limits, pets, locked areas, or site conditions that could affect entry. If relevant seller or builder information, plans, or earlier inspection documents are available, ask whether they would be useful. Coordinate access with the owner, agent, or other person responsible for entry; the inspector needs access to assess an area.

For a buyer inspection, share contract timing and whether you plan to attend. For a pre-listing inspection, explain your intended timing. For a builder walk-through, say when the builder appointment is planned. These details clarify the purpose of the visit, but do not determine what can be observed or what another party may decide.

Prepare the home for access

Where possible, clear a path to rooms, major equipment, accessible attic areas, and the exterior. Move belongings away from locations you want inspected, make equipment accessible, and secure pets. Let us know about areas that cannot be entered. Do not move heavy items or make repairs for the inspection; instead, identify the concern and share what you know.

A home inspection is a visual, non-invasive review of accessible areas. Concealed spaces, blocked components, and conditions that are not visible may not be assessed. It is not a warranty or code-compliance certification. Thermal imaging shows temperature differences; it does not see through walls or prove moisture is present. Radon cannot be smelled or seen, so testing is needed to determine its presence. Air sampling reflects conditions at the time and place sampled; it is not a medical diagnosis or a promise of a mold-free home.

Understand the next steps

Camelot Home Inspections Inc. is a family-owned company founded in 2004. Bob Murphy, Certified Master Inspector (CMI), has personally completed more than 5,000 inspections. The goal is to explain observed conditions in practical terms. Findings do not replace specialist evaluation when further investigation is warranted.

After the visit, a digital report documents findings with photographs and descriptions. Visit report information to see how reports are organized. A builder warranty inspection records visible conditions; it does not decide warranty coverage or handle a claim. Before booking, call or email with the property details, service you are considering, timing, and access concerns. Learn more at About Camelot or visit the contact page.
