Make time to check the home you already know
Living in a house means its condition changes gradually. A small plumbing drip, a loosened fixture, worn roofing, settling exterior grade or deteriorating masonry can be easy to overlook when day-to-day life keeps moving. A five- or ten-year maintenance inspection gives you a structured look at visible conditions across the home, including issues you may not have noticed.
This service is for current owners, not just people preparing to buy or sell. It can help you understand what deserves attention now, what may need monitoring, and which improvements to prioritize as you plan upkeep or remodeling. The inspection covers all eight inspection categories. It is a useful point-in-time review, not a prediction of how long a component will last or a promise that hidden problems are absent.
What the inspection can tell you
The inspector reviews accessible areas and components visually, looking for observable maintenance concerns and safety items. Depending on what is present and accessible, observations may involve roofing, plumbing, electrical components, interior finishes, masonry, drainage or grading, and other parts of the home. The purpose is to document conditions seen on the day and give you information to guide your next steps—not to take the place of a specialist’s evaluation when a concern needs closer investigation.
Inspection work is non-invasive: walls and finishes are not opened, and inaccessible spaces cannot be assessed. A standard inspection is not a warranty, a code-compliance certification, or assurance that future failures will not occur. If a reported condition raises questions about cause, repair method or scope, use the report to consult an appropriately qualified contractor or other relevant professional.
Use the findings to set priorities
A report can help you distinguish routine upkeep from items that warrant further attention, so you can make a practical list instead of treating every observation as the same level of urgency. You might use it to organize planned work, ask focused questions before remodeling, or keep a record of visible conditions for future reference. The report describes what was observed; it does not prescribe a renovation plan or perform repairs.
Prepare for a useful visit
Before the appointment, arrange access to rooms, utility areas and other spaces you want included. Move personal items that block access where practical, secure pets, and make a short list of recurring concerns or changes you have noticed. Share any known access restrictions or areas you want the inspector to focus on. The inspection remains limited to areas that are safely accessible; please do not dismantle equipment or move heavy belongings to prepare.
