Local experience, practical findings
Buying or selling in Gaithersburg means assessing a particular home, not relying on assumptions about the area. Camelot Home Inspections Inc. is a family-owned company founded in 2004. Bob Murphy, Certified Master Inspector (CMI), has personally completed more than 5,000 inspections across the Washington, DC, Maryland, and Northern Virginia region. His construction background includes roofing, demolition, hardwood floor installation, and restoration—experience he uses to explain what he sees and what may need follow-up.
An inspection can help a buyer understand visible conditions before moving ahead, or help a seller identify items to consider before listing. Owners may request a partial inspection for a focused concern, or a five- or ten-year maintenance inspection to review major systems. See inspection services for available options.
What an inspection can—and cannot—tell you
The inspection is a visual, non-invasive review of accessible areas and components. It is not a warranty, code-compliance certification, or guarantee that concealed or inaccessible problems do not exist. If an area is blocked, locked, unsafe to enter, or otherwise inaccessible, the inspector cannot evaluate it like an exposed area. A specialist may be appropriate when a finding calls for testing or a more detailed assessment.
Thermal imaging may help identify temperature differences associated with missing insulation, moisture concerns, or certain electrical issues. It does not see through walls or prove that moisture is present. Radon has no reliable smell or visible sign; testing is needed to assess it. Indoor-air mold sampling is a snapshot of sampled air and conditions at that time—not a medical diagnosis or a promise that a home is mold-free.
A one-year builder-warranty inspection documents visible conditions for you to discuss with the builder. It does not determine warranty coverage or manage a claim.
Prepare for a useful visit
When you call or email, share the property address, whether you are buying, selling, or maintaining the home, preferred dates, and any specific concerns. Mention access limits or areas to flag. The team can clarify which inspection fits and what access is needed. Arrange access to normally accessible areas, secure pets, and mention locked spaces or systems that cannot be operated.
Afterward, review the digital report’s photographs and explanations, then list questions or items that may need further evaluation. The report helps you understand observed conditions and plan next steps; it does not replace estimates or diagnosis by a qualified trade professional. To schedule, call (855) 312-9472 or email [email protected]. Include the property details above. You can also read about the company or visit the contact page.
